The proposals seek to replace the existing single-storey shed building at 16 Annandale Street with a contemporary interpretation of the traditional residential tenement, responding to the character and urban grain of the surrounding area.
The proposals have been designed to complement the massing and proportions of the adjacent Georgian tenement. Key architectural elements, including the eaves, terraces, balconies, precast banding, and entrance canopy, are aligned with corresponding features of the neighbouring building, reinforcing visual continuity along the street. The design also responds to the established height and proportions of the surrounding tenement elevations, ensuring the proposed building integrates sensitively with the existing urban context while expressing a contemporary architectural character.

The building has been designed to maximise passive solar gain, with the principal living spaces generally oriented to the south. This approach enhances energy efficiency while also taking advantage of the open outlook towards Annandale Street and Calton Hill, providing high-quality residential amenity for future occupants.
